Hotels and Villas for Sale in Bali? Here’s What the Governor Says Is Really Going On

A wave of social media posts has people asking whether Bali’s tourism boom is quietly cracking, because Bali hotels for sale listings seem to be everywhere. On September 24, 2026, Governor Wayan Koster responded directly, and his answer was blunt: tourism is normal.

The short version: online property sites show 244 genuine hotel and villa listings, priced from Rp 1.6 billion to Rp 535 billion. Koster says the sales reflect business decisions rather than a downturn, and that foreign arrivals are steady at 20,000 to 24,000 a day. He has also ordered officials to check the facts. Both things can be true at once, so here’s how to read it.

What Sparked the Questions

Reports from NusaBali and RadarBali picked up social media chatter about villas and hotels being offered at eye-watering prices, some of them reaching hundreds of billions of rupiah. Bali Discovery then looked at online property platforms and found 524 listings carrying the keyword “hotel.” Of those, 244 were genuine hotels and villas for sale, spread across Kuta, Ubud, Nusa Dua, Canggu and Seminyak.

One important bit of context: a listing is an asking price, not a completed sale, and those counts are a snapshot from listing sites. They tell us what’s on offer, not how many properties have actually changed hands.

What Koster Said

The governor didn’t hedge. “Tourism is normal,” he said. “Foreign tourist arrivals are at 20 to 24 thousand per day, stable, every single day.” He put domestic arrivals at 12,000 to 14,000 a day, and on occupancy he said properties are “full, completely full.”

On why so many properties are for sale, he pointed to business-level decisions: “If that is the case, it is certainly related to the business entity as a whole.” He suggested that companies operating across several regions might move their investment elsewhere when a business here becomes unsustainable. That last point is worth noticing, because it quietly allows that some owners may be selling because one particular business isn’t working, even while he insists the overall picture is healthy.

How the Numbers Compare

We can’t independently verify the governor’s daily figures, but we can sanity-check them. Immigration data reported by Bali Discovery shows 4,639,196 foreign nationals arrived through Ngurah Rai Airport between January and August 2026. Spread over those 243 days, that works out to roughly 19,000 a day by our own arithmetic, so 20,000 to 24,000 during the busy late-summer months isn’t implausible.

On occupancy, The Bali Sun reported that the Bali hotel association (PHRI Bali) recorded average room occupancy of 68% as of mid-September, with Sanur above 80%. An average of 68% with some areas well above it isn’t the same as “completely full” everywhere, but it isn’t a collapse either. We also tried to settle whether arrivals are up or down this year, and the published reports we found contradict each other, so we won’t put a number on the trend.

What Happens Next

Koster instructed the head of the Bali Tourism Office to coordinate with the Badung Tourism Office and the licensing agencies to verify the reports about hotels being sold and to gather proper data on the transactions. That’s the thing to watch: if real numbers come out, they’ll say far more than social media screenshots or a single press comment. It also lands in the middle of the licensing push we covered earlier, which is reshaping the supply side of the market, although nothing in the reports connects the two.

Quick Answers About Bali Hotels for Sale

Does a lot of hotels for sale mean tourism is falling? Not on its own. Listings show what’s being offered, not why. The governor says the reasons are business-related, and an official check is now pending.

Will this affect my booking? Nothing in the reports says any hotel or villa is closing or cancelling reservations.

Where do the arrival numbers come from? The 20,000 to 24,000 a day figure is the governor’s own statement. The January to August total comes from Immigration data.

The Chimera Villas Take

We’d rather wait for the data than pick a side in a story that’s still developing. What we can say is that Bali’s accommodation market is going through a lot at once: the ongoing licensing push, the earlier wave of delistings, and now questions about ownership changes. For guests, the practical advice is the same as ever: book with operators who are open about their licensing and easy to reach if anything changes.
